These Terms and Conditions (“Terms”) govern the use of the Akron Realty platform, website, research programs, pilot services, communication channels, and related services (collectively, the “Platform” or “Services”) operated by Akron Realty (“Akron Realty”, “we”, “our”, or “us” or “company”).

These are the Terms and Conditions governing the use of this Service and the agreement that operates between You and the Company. These Terms and Conditions set out the rights and obligations of all users regarding the use of the Service.

Your access to and use of the Service is conditioned on Your acceptance of and compliance with these Terms and Conditions. These Terms and Conditions apply to all visitors, users and others who access or use the Service.

By accessing or using the Service You agree to be bound by these Terms and Conditions. If You disagree with any part of these Terms and Conditions then You may and should not access the Service.

1. ABOUT THE PLATFORM

Akron Realty is currently operating in a research, testing, and pilot stage focused on understanding and improving the rental and property experience in Lagos, Nigeria. Our services may include property listing coordination, rental research and pilot programs, structured property viewings, communication support between users, managed letting pilot services, user interviews, focus groups, market testing, operational experiments, and future property-related digital services. The services are exploratory in nature and may evolve, change, expand, pause, or discontinue at any time.

2. ELIGIBILITY

By using the Platform, you confirm that you are at least 18 years old, have the legal capacity to enter into binding agreements, and that any information you provide is accurate and not misleading. You also confirm that your use of the Platform does not violate any applicable law or regulation. Akron Realty reserves the right to refuse access, suspend participation, or terminate accounts at its discretion.

3. NATURE OF THE SERVICES

Akron Realty is not currently acting as a legal representative, law firm, financial institution, or regulated real estate broker unless expressly stated otherwise. At this stage, Akron Realty may facilitate communication, coordination, and structured processes, conduct informational checks or reviews, and test systems, workflows, or operational procedures. However, Akron Realty does not guarantee successful rental transactions, tenant placements, landlord onboarding, or property availability.

Unless otherwise expressly agreed in writing, final rental agreements remain strictly between landlords and tenants. Users are responsible for conducting their own independent verification and due diligence, and any information provided through the Platform is for general informational purposes only.

4. NO GUARANTEES

Use of the Platform does not guarantee access to properties or tenants, participation in pilot programs, successful rental transactions, property availability, property suitability, response times, matching outcomes, or continuous service availability. Akron Realty reserves the right to modify or discontinue any feature, process, or service without notice.

5. USER RESPONSIBILITIES

Users agree to provide information that is accurate, complete, and current at all times, use the Platform lawfully and responsibly, avoid fraudulent, misleading, abusive, or harmful conduct, and respect the rights and privacy of other users. Failure to do so constitutes a breach of the Terms, which may result in immediate termination of Your account on Our Service.

You are responsible for safeguarding the password that You use to access the Service and for any activities or actions under Your password, whether Your password is with Our Service or a Third-Party Social Media Service.

You agree not to disclose Your password to any third party. You must notify Us immediately upon becoming aware of any breach of security or unauthorized use of Your account.

You may not use as a username the name of another person or entity or that is not lawfully available for use, a name or trademark that is subject to any rights of another person or entity other than You without appropriate authorization, or a name that is otherwise offensive, vulgar or obscene.

Users are also responsible for independently verifying property details, ownership claims, and documents, and for complying with applicable Nigerian laws and regulations.

Users must not upload false or misleading listings, impersonate another person or entity, interfere with the operation of the Platform, attempt unauthorized access to systems or data, or use the Platform for illegal or fraudulent purposes. Akron Realty reserves the right to remove content, suspend accounts, or restrict access where necessary.

6. PROPERTY LISTINGS AND INFORMATION

Akron Realty does not warrant or guarantee the accuracy, completeness, reliability, legality, or availability of any property listing, property information, pricing, landlord information, tenant information, or related materials available through the Platform. Listings and property information may be submitted by third parties, and users are solely responsible for independently verifying property ownership, property condition, pricing, documentation, legal status, and the identity of parties involved.

Akron Realty shall not be liable for disputes arising from inaccurate, outdated, fraudulent, or misleading information provided on the Platform.

7. PILOT PROGRAMS AND RESEARCH

Participation in research activities, focus groups, surveys, pilot programs, or testing initiatives is voluntary. Selection into any pilot or research activity is at the sole discretion of Akron Realty. Participation does not create any employment relationship, agency relationship, partnership relationship, or guaranteed business opportunity.

Akron Realty reserves the right to modify pilot structures, change participation criteria, end pilot programs, limit participation, or remove participants at any time.

8. COMMUNICATIONS

By providing your phone number, email address, WhatsApp details, or other contact information, you consent to receive communications relating to research activities, pilot opportunities, platform updates, scheduling, support, and service-related announcements. Users may opt out of non-essential communications at any time.

9. PRIVACY

The collection, use, storage, and processing of personal information are governed by the Akron Realty Privacy Policy. By using the Platform, users acknowledge that they have read and understood the Privacy Policy.

10. INTELLECTUAL PROPERTY

All content, branding, logos, designs, systems, workflows, text, graphics, software, and materials associated with Akron Realty are owned by or licensed to Akron Realty unless otherwise stated. Users may not copy, reproduce, modify, distribute, reverse engineer, commercially exploit, or republish any part of the Platform without prior written consent.

11. THIRD-PARTY SERVICES

The Platform may contain links to or integrations with third-party services, websites, tools, or providers. Akron Realty does not control or endorse third-party services and is not responsible for their availability, accuracy, conduct, security, or content. Use of third-party services is entirely at the user’s own risk.

12. DISCLAIMER OF WARRANTIES

The Platform and Services are provided on an “as is” and “as available” basis and with all faults and defects without warranty of any kind. To the maximum extent permitted by law, Akron Realty, on its own behalf and on behalf of its Affiliates and its and their respective licensors and service providers, expressly disclaims all warranties, whether express, implied, statutory or otherwise, with respect to the Service, including all implied warranties of merchantability, fitness for a particular purpose, title and non-infringement, accuracy, reliability, availability and warranties that may arise out of course of dealing, course of performance, usage or trade practice.

Without limitation to the foregoing, Akron Realty provides no warranty or undertaking, and makes no representation of any kind that the Service will meet Your requirements, achieve any intended results, be compatible or work with any other software, applications, systems or services, operate without interruption, meet any performance or reliability standards or be error free or that any errors or defects can or will be corrected.

Without limiting the foregoing, neither Akron Realty nor any of the company’s provider makes any representation or warranty of any kind, express or implied: as to the operation or availability of the Service, or the information, content, and materials or products included thereon; that the Service will be uninterrupted or error-free; as to the accuracy, reliability, or currency of any information or content provided through the Service; or that the Service, its servers, the content, or e-mails sent from or on behalf of the Company are free of viruses, scripts, trojan horses, worms, malware, timebombs or other harmful components. The exclusions and limitations set forth in this section shall be applied to the greatest extent enforceable under applicable law.

13. LIMITATION OF LIABILITY

To the fullest extent permitted under applicable law, Akron Realty and its founders, employees, contractors, representatives, affiliates, or partners shall not be liable for indirect losses, consequential losses, loss of profits, loss of opportunity, data loss, property disputes, fraud by third parties, failed rental arrangements, user misconduct, or reliance on Platform information. Users access and use the Platform at their own risk.

14. INDEMNITY

Users agree to indemnify and hold harmless Akron Realty and its affiliates, officers, employees, and representatives from any claims, liabilities, losses, damages, costs, or expenses arising from user misconduct, violation of these Terms, violation of applicable laws, disputes between users, or false or misleading information provided by users.

15. SUSPENSION AND TERMINATION

Akron Realty reserves the right to suspend, restrict, or terminate access to the Platform at any time and without prior notice where necessary. Reasons may include suspected fraud, misuse of the Platform, breach of these Terms, security concerns, operational reasons, or legal and regulatory requirements.

16. MODIFICATIONS TO THE PLATFORM AND TERMS

Akron Realty reserves the right to modify the Platform, introduce new services, change operational processes, or update these Terms at any time. Updated Terms become effective upon publication, and continued use of the Platform after updates constitutes acceptance of the revised Terms.

17. GOVERNING LAW

These Terms shall be governed by and interpreted in accordance with the laws of the Federal Republic of Nigeria.

18. DISPUTE RESOLUTION

Parties agree to attempt to resolve disputes amicably before commencing formal legal proceedings. Where disputes cannot be resolved informally, the parties may submit the matter to mediation, arbitration, or the competent courts in Nigeria.

19. SEVERABILITY

If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall remain valid and enforceable.
