1. What this program is

Akron Realty is conducting user research and may run a limited early pilot connected to the Lagos rental market. The purpose is to understand how renters, landlords, and agents experience the rental process and to test structured approaches to communication, viewings, coordination, and listing management.

2. Research and pilot status

This is a research and pilot-stage initiative only.
Participation in the form, focus group, waiting list, onboarding discussion, or any related communication does not create a contract for service.
Participation does not guarantee selection, onboarding, matching, publication of a listing, access to any property, access to any tenant, or completion of any rental transaction.
Akron Realty may amend, pause, decline, delay, limit, or discontinue any part of the research or pilot at any time.

3. Who may be considered

Renters searching for property in Lagos.
Landlords with rental property in Lagos.
Agents or market participants where included for research insight only.

Selection is discretionary and based on Akron Realty's current research, operational capacity, eligibility checks, and pilot needs. Not all applicants or interested participants will be contacted.

4. Important clarification on listings and landlord participation

Landlord participation does not include any entitlement to a free listing, complimentary onboarding, or guaranteed promotion.
Akron Realty is under no obligation to publish, market, retain, or continue any property listing.
Any listing, onboarding, coordination, or pilot support may be subject to separate screening, documentation, commercial terms, service terms, or later agreement.
A property may be declined, suspended, withheld, or removed from consideration at Akron Realty's discretion, including where information is incomplete, inconsistent, unverifiable, unsuitable, high-risk, unlawful, or reputationally sensitive.

5. What participation may involve

Depending on the role and selection, participation may include the following:

Renters: online focus groups, follow-up interviews, pilot opportunity notifications, structured viewing coordination, and feedback collection.

Landlords: preliminary onboarding discussions, provision of basic property information and supporting documents, and participation in a structured listing and viewing process if selected.

Agents or other market participants: research conversations about current market practices and operational insight.

6. Verification, due diligence, and participant responsibility

Participants must provide accurate, complete, and up-to-date information.
Akron Realty may request documents or additional information for screening or verification purposes.
Akron Realty may rely on information supplied by participants and does not guarantee the truth, completeness, legality, ownership status, title status, habitability, condition, affordability, or suitability of any property or participant.
Each participant remains responsible for carrying out their own independent checks, inspections, financial assessment, background verification, and legal review before making any commitment.

7. Nature and limits of Akron Realty's role

At this stage, Akron Realty is testing structured coordination of listings, enquiries, communication, and viewings.
Unless expressly agreed in a separate written contract, Akron Realty is not acting as legal adviser, financial adviser, valuer, surveyor, insurer, or guarantor.
Any comments, checks, templates, summaries, or operational support provided during this stage are informational only and must not be relied on as legal, regulatory, tax, or professional advice.
Final rental decisions and final rental agreements remain the responsibility of the relevant landlord and tenant unless a future written service arrangement clearly states otherwise.

8. No guarantees and limitation of reliance

Akron Realty does not guarantee outcomes, timelines, property availability, tenant quality, landlord quality, viewing success, transaction completion, rent collection, legal compliance by third parties, or uninterrupted communications.
No participant should rely on the research or pilot as their sole route to securing a property, tenant, or transaction.
Statements about plans, future services, anticipated features, or intended launch activities are indicative only and may change without notice.

9. Removal, suspension, and refusal rights

Akron Realty may refuse or end participation at any time and without liability where necessary to manage risk, preserve safety, maintain quality, comply with law, investigate concerns, or protect the business, participants, or brand.
Grounds may include suspected fraud, misrepresentation, abusive conduct, unlawful conduct, document concerns, non-responsiveness, conflict of interest, or any other issue Akron Realty reasonably considers material.

10. Incentives and rewards

Focus group or research-session rewards, where offered, apply only after successful participation in the relevant session and subject to Akron Realty's stated conditions.
Completing a form, expression of interest, or shortlist step alone does not entitle any person to a reward unless Akron Realty expressly says so in writing.

11. Communications

Shortlisted or relevant participants may be contacted by email, WhatsApp, phone, or other stated channels regarding research scheduling, follow-up, pilot opportunities, verification requests, and operational updates.
Participants may opt out of non-essential communications, but Akron Realty may be unable to continue considering a participant where communication is necessary for the research or pilot.

12. Privacy and data handling

Personal data will be collected, used, stored, and handled in accordance with Akron Realty's Privacy Policy and any related consent wording provided to participants.
Participants should not submit confidential, sensitive, or third-party information unless it is reasonably required and they have authority to share it.
Akron Realty may retain records needed for research administration, audit, fraud prevention, legal compliance, dispute handling, and programme evaluation.

13. Liability protection wording

To the fullest extent permitted by applicable law, Akron Realty excludes liability for indirect, consequential, incidental, special, or reliance-based loss arising from or connected with participation in the research or pilot, including lost opportunity, lost rent, vacancy, failed match, delay, data entry error, communication failure, or third-party conduct. Nothing in this notice seeks to exclude liability that cannot lawfully be excluded.

14. Governing caution

Because this notice touches on consumer expectations, property onboarding, communications, incentives, privacy, and liability, it should be reviewed alongside Akron Realty's Privacy Policy, any application form wording, any participant emails or WhatsApp messages, and any future service terms to ensure all documents are consistent.
